Cozy Pet Nooks

COZY PET NOOKS!

This time of year is the perfect time to get this little cozy pet nooks project underway. With cold weather and rainy days, we all want our pets to have a comfy cozy place to be. It is fairly simple to turn unused space in your house into a dream sanctuary for your furry friend(s).

Look around your house for small, underutilized spaces that can be transformed into a comfortable cozy nook for your pet to relax. Examples of this are:
  • closet area under the stairs
  • a built-in window seat
  • or simply an empty corner of a room
For smaller animals, you can also consider upcycling a piece of furniture to create a snug haven for them to cuddle up. These ideas include:
  • empty the bottom shelf of a bookcase
  • remove the doors from an armoire

Once you decide on the perfect spot for your pets, add a comfy cushion and plush blanket, then fill the area with your pets’ favorite toys. You can even upgrade the space by adding a food and water station. If there’s enough room, cats will enjoy a small climbing tree. With a touch of creativity, you can craft a cozy, personalized retreat your pet will love.

If this is a season in your life where it’s time to MOVE UP for you and your pets, ERA Town & Campus Realty is here to guide you on this journey!

Best Buyer Agent Near Me

Choosing a real estate buyer’s agent in the Golden Triangle area of Mississippi (Columbus, Starkville, and West Point) is important for ensuring a smooth home-buying experience. A quick search for “Best Buyer Agent Near Me” can be a start, but where to go from there? Here’s a step-by-step guide to help you select the right agent:

1. Best Buyer Agent Near Me? Experience in the Local Market Counts

  • Specialization in Golden Triangle: Choose an agent who is familiar with the Golden Triangle area, including its neighborhoods, schools, and real estate trends. An agent with local expertise will understand property values, market fluctuations, and community dynamics.
  • Years of Experience: Look for someone with at least a few years of experience in the local market, ideally with a track record of successful transactions in the area.

2. Agent’s Reputation and Reviews

  • Online Reviews: Check reviews on platforms like Zillow, Google, Realtor.com, and social media to get a sense of past clients’ experiences. Look for consistent praise for communication, professionalism, and negotiation skills.
  • Word of Mouth: Ask friends, family, or coworkers in the area for recommendations. Personal referrals can provide trusted insights into the agent’s reliability and effectiveness.

3. Certifications and Credentials

  • Buyer Representation Certification: Look for agents with certifications like Accredited Buyer’s Representative (ABR) or Certified Residential Specialist (CRS). These credentials indicate specialized training in helping buyers.
  • Realtor vs. Real Estate Agent: A Realtor is a member of the National Association of Realtors (NAR) and adheres to a specific code of ethics, which can offer added assurance of professionalism.

4. Availability and Communication

  • Responsiveness: Ensure the agent is responsive and available to answer questions or schedule viewings in a timely manner. Test this by reaching out via email, phone, or text and gauge how quickly they respond.
  • Preferred Communication Style: Ask how they prefer to communicate (phone, email, text) and ensure it aligns with your preferences for staying informed throughout the process.

5. Knowledge of Specific Needs

  • Tailored to Your Property Needs: If you are looking for a specific type of property (e.g., first-time homebuyer, rural homes, investment properties, or luxury homes), choose an agent who specializes in those areas.
  • Connections in the Community: A well-connected agent can give you access to off-market listings, or provide recommendations for other professionals like inspectors, lenders, and contractors.

6. Interview Multiple Agents

  • Ask Key Questions: When interviewing, ask about their strategy for finding homes in the area, their negotiation approach, and their recent experience with similar transactions.
  • Understand Their Approach: Some agents may be more hands-on, while others offer a more laid-back style. Make sure their approach aligns with your expectations.

7. Understand Fees and Contracts

  • Commission Structure: Buyer’s agents are typically compensated through the seller’s listing, but be sure to clarify how their commission works.
  • Buyer’s Agreement: Review any agreements they ask you to sign, including the buyer’s agent agreement, to ensure you are comfortable with the terms.

8. Look for Agents Affiliated with Reputable Agencies

  • Local Real Estate Firms: Consider agents from well-established firms with a strong presence in the Golden Triangle area, such as ERA Town & Campus Realty. Finding the best buyer agent near me can be easier with an established company.
  • Independent Agents: Some independent agents may offer a more personalized approach but still have deep local knowledge.

9. Verify Licensing

  • Check that the agent is properly licensed in Mississippi through the Mississippi Real Estate Commission website. This ensures they are legally allowed to represent buyers in real estate transactions.

10. Gut Feeling

  • After meeting with a few agents, go with the one who you feel most comfortable with, trusting your intuition about their personality and approach.

By following these steps, you’ll be better equipped to find a buyer’s agent with ERA Town & Campus Realty who understands the Golden Triangle market and is committed to finding the best home for your needs. Still need to find ‘the best buyer agent near me?’ Our motto is better agents… BEST Results!

How to start the home buying process

Buying a home is one of the biggest decisions in your life. Whether you’ve done it once, or multiple times, you know it is a whole process. A process that takes time, energy, and can be overwhelming. Buying a home requires negotiating skills, financial knowledge, and legal expertise. In this blog, we’re going to discuss how to start the home buying process. Some of these topics include: how to begin, tips, and the advantages of hiring a real estate professional.

One of the first things to consider is…How much home you can afford? You don’t want to sell yourself short by thinking about this on your own or internet searching in circles. Do yourself a favor and go have a conversation with the people in the know – Realtors and Mortgage loan officers. Simply speaking with a local professional about buying a home can put your mind at ease and get you started in the right direction.

Mortgage loan officers are available to help you determine your price range, the do’s and don’ts of things while you’re in this process, along with educating you on all the many types of financing options. Once you’ve determined your affordable price range, your Realtor can begin their work of narrowing down homes for you to view.

Finding the right professional to work with is very important. There are many Realtors out there, and you need to find the one that you are able to talk to comfortably, communicate your needs, and whose opinion and judgement you respect. The Realtor also needs to be able to trust and communicate with you comfortably as well because they are looking out for your best interest. A clear advantage of hiring a Realtor is so you don’t have to go through this alone. They have the background, experience, and skills to guide you through each step of this process. Another advantage is that they have extensive knowledge of market trends, neighborhoods, communities, and what’s already for sale (or going to be) throughout the area.

Once you decide on who you’d like to represent you, they will present you with a disclosure statement before any action is taken. This explains what a Buyer’s Agent is and does, the agreed length of time you will work together exclusively, how compensation works, and other topics. After all, you are entering into a relationship with this person and everyone needs to be open and on the same page.

Other things to consider are:

  • The community you want to live in.
    • Do you want to be near amenities, on the outskirts, or your own oasis in the country?
    • Is it near your job, close to grocery or other stores, easy access to public transportation, or parks/play areas?
    • Are there good schools, churches/synagogues, childcare services?
    • Other aspects?
Buying tip #1: If commuting time is important to you, take a “test drive” by driving from work to the home you are considering. It’s also interesting to see if there are multiple ways to get to and from your destination.
  • What are your home requirements?
    • Single family home, townhouse, other?
    • Older, newer?
    • One story, two story?
    • Number of bedrooms and bathrooms?
    • Any other special features?
Buying tip#2: Pay attention to the original listing date of the homes you look at. Sellers tend to be more flexible the longer the house is on the market.

If you are in the market to buy a home or land and need a Realtor, give one of our ERA agents a call. All of our real estate experts would be glad to help you with all of the things above and help your home buying experience be as seamless as possible.

How to maximize your small space

Do you have small spaces in your home and have been wondering how to decorate or design it to get the most? There are many tips and tricks on how you can maximize your small space. Implementing some of these specific design techniques can help you get the most out of each room.

Furniture

Furniture with storage space

  • This is a great two-for-one!
  • Buy something that you will use, but that will also help you organize some of the items that also may clutter up that room

Embrace curves

  • Rounded or curved edges create a organic comfortable feel

Utilize a kitchen corner

  • Consider using a neglected corner, not only for seating but also use seating with hidden storage to maximize that space to store all of those bigger, less used kitchen items

Choose smaller furniture

  • Even though you might want a larger dining room table…would a smaller round one suffice?
  • Lean away from oversized furniture

Float Furniture

  • moving furniture away from the walls can make a room feel larger
  • it gives a sense of depth and space

Keep the view clear

  • anything that stops the eye from moving around a room can make a room feel limited
  • try tables with a transparent surface and chairs that have an open or partially open back

Install shelving

  • Maximize vertical space to display items

Remove extra seating

  • Extra seating is nice when you have company…but the rest of the time can just be in the way. Try convertible furniture.

Design

Create the illusion of more space

  • Add mirrors! Specifically, by adding them across from a window to reflect light.
  • If the room is dark, incorporate more bright light to open the room up.
  • Use lines to your benefit. Floor and wall coverings with lines/stripes to make the space feel more open

Use Symmetry

  • Makes a space feel tidier
  • Balance is a relaxing concept for our brains

Limit your color pallete

  • Select a few shades and stick to them

Create Zones or small-space barriers

  • Use area rugs and shelving to break up larger rooms into
  • Folding screens, and curtains can all act as room dividers to create privacy or define zones

Hang your clothes vs folding them

  • Utilize vertical space
  • Limits the need for bulky furniture

Let small rooms breathe

  • a small amount of well-chosen and well-placed accessories is all you need
  • avoid a cluttered look

These are some great ideas of how to use furniture and design techniques as to how to maximize a small space. We hope you try some and notice a difference!

The Benefits of Practicing Gratitude

The benefits of practicing gratitude in your daily life can have a significant impact on your well-being and mindset.

Even if there is nothing significant happening in your life today, it IS a new day. One that you can participate in what ever way you are able. Sometimes expressing gratitude simply for a new day is enough to change your attitude and perspective. Gratitude, however, is more than just saying “thank you.” Practicing gratitude is appreciating the goodness in your daily life no matter how big or small. There is always something to be thankful for even if some days you really must look for it. The benefits of practicing gratitude in your regular routine, can provide you with physical, mental, and emotional gains. It is a powerful tool for helping us balance out negative thought patterns and can strengthen relationships by recognizing and valuing the good in others.

“This is a wonderful day. I have never seen this one before.” -Maya Angelou

There are some exercises you can try to incorporate gratitude into your daily life. Try some of these and hopefully you’ll find one that works for you.

  • Gratitude Countdown
    • Rapidly list 10 things you are grateful for. This is also something you can do with a partner or solo.
  • 24  hour reflection
    • take time to scan your thoughts and say three things out loud that happened in the last day that your are thankful for.
  • Gratitude Journal
    • In a notebook, jot down something you are thankful for each day
  • Gratitude Letter
    • Sent a letter, email, text, or call someone that has significantly impacted your life and express that to them in words.
  • Walk
    • Take a walk and intentionally notice and appreciate the world around you by using your senses.
  • Meditation
    • Close your eyes and focus on your breathing. Then begin to shift your thinking to things you are grateful for and feel the warmth and joy that brings to you.
  • Gratitude Jar
    • Write things you are grateful for down on a slip of paper and drop into a jar. Whenever your feeling low or need a pick-me-up, read one of your entries and rediscover that wonderful feeing.

Give some of these practices a try and notice the shift in your mind and attitude. If you practice something daily, it then becomes a habit. This is a healthy and beneficial habit that will pay you back over and over.

Spring is a great time to sell your home! Here’s why.

Why is spring a great time to sell?

Being outside is more appealing.

When spring time comes around, it often feels like we are getting a new start. It also can help pull some of us out of the ol winter blues. The weather is getting warmer, the grass is getting greener, flowers are blooming, and people tend to get out and about more. Another plus is that your marketing photos will be more colorful and alive than those drab winter ones. If you are considering selling your home in the Spring, it can be quite exciting to think of selling your home, finding a new one, and possibly settling in by Fall.

The timing.

Spring is a great time to sell your home because of landscaping options, more daylight hours, tax returns, timing of school schedules, market activity, and inventory. Spring brings milder weather and more daylight, which, in turn, makes it more encouraging for people to go out and explore properties. Clear blue skies and everything starting to come alive, can make your property look more appealing…boosting that curb appeal. The timing with school is huge, especially in a college town. Families with children typically prefer to move while schools are out as that is one less thing to have to worry about and work around. New college students and incoming Faculty is also a big push in our market. Another reason Spring is a good time to sell your home is that many people receive their tax refunds, thus proving them with extra funds for a down payment or closing costs.

Not sure how to get started?

Please note that of all of the tips above, this one is very important and highly recommended; find yourself a skilled and knowledgeable agent. (We can help with that!) Having a Realtor® on your side helps with the following:

  • Minimizes the stress involved with paperwork and legalities involved
    • making sure your best interests are covered
    • schedule showings
    • negotiation (huge!)
  • They know how to price your home correctly
    • price it right the first time
    • stay competitive
  • They know their market
  • Advises on staging, curb appeal, and decluttering
  • Provide recommendations for maintenance workers and contractors
  • will put your home on the Multiple Listing Service (MLS)

The real estate market tends to pick up in the spring with more listings and buyers entering the market. That increase in activity can create a sense of urgency, leading to faster sales and potentially better offers for the sellers. This is why spring is a great time to sell your home.

Reasons you should host an Open House

~Reasons you should host an Open House~

One might ask, are open houses even beneficial? The short and simple answer to this question is, yes! As the old saying goes, a picture is worth a thousand words…however, seeing your potential future home in person is unparallelled. To dive in a little deeper, there are several reasons why you should host an open house and the reasons they are beneficial.

  • Exposure
    • Open houses provide an opportunity for a large number of potential buyers to view the property at once.
    • This exposure can increase the chances of finding a suitable buyer quickly.
  • Feedback
    •  Open houses allow sellers to gather feedback from visitors about the property.
    • This feedback can be valuable in understanding what aspects of the property are appealing and what might need improvement.
  • Serious Buyers
    • While some visitors may be casual browsers, open houses often attract serious buyers who are actively looking for a property.
    • This can lead to more promising leads and potentially faster sales.
  • Networking
    • Open houses can be an opportunity for real estate agents to network with potential buyers and other agents.
    • This networking can lead to future collaborations and referrals.
  • Competitive Advantage
    • Hosting an open house can give a property a competitive advantage in the market.
    • It signals to potential buyers that the seller is motivated and proactive about selling the property.
  • Convenience
    • Open houses provide a convenient way for buyers to view multiple properties in a short amount of time.
    • This can be especially beneficial for out-of-town buyers or those with busy schedules.
  • Marketing Opportunity
    • Open houses serve as a marketing opportunity for the property.
    • They can be advertised through various channels, attracting attention from a wider audience and potentially driving up interest in the property.

A few tips for success when showcasing a property with an open house:

  • Curb appeal
    • Ensure a well-maintained exterior
  • Declutter
    • Remove personal items to allow buyers to visualize the space
  • Deep Clean
    • Pay attention to details for a sparking home, such as baseboards and fan blades
  • Natural light
    • Open curtains for a bright, inviting atmosphere
  • Hospitatily
    • Open refreshments and information to keep visitors engaged.
    • People also love bite sized cookies and glossy flyers they can take with them to refer back.

Implementing these strategies have helped in previous transactions to attract potential buyers and facilitate a faster sale. Overall, while open houses may not always result in an immediate sale, they can be a valuable tool in the marketing and selling process of a property.
